FAQ

Why do we need professional property managers?

As professional property managers is it our obligation to ensure your investment runs as smoothly as possible. Our expertise will add value, safety and reassurance to your property knowing it is in the hands of an experienced professional.

Why choose TCM property management?

TCM Property Management is a local team whose knowledge and expertise works to our advantage in the Auckland Region.  With over 25 years experience in the Property Management Industry, our team and services will have our Vendors and Tenants satisfied with what we have to offer and advise our landlords when their investment needs work to up keep the property up to a certain level.  Maintenance - landlords are always inform by email or by a phone call when a tenant informs us of any repairs that may be needed, this is a standard practise we have always abide by.

What happens if a tenant misses a rent payment?

Any missed payments will be chased up in a timely manner, in which a 14 day notice will be issued for the outstanding balance. If the payments have not been rectified by 14 days, the tenant will be in breach of their tenancy agreement which will result in a mediation hearing to make an arrangement for a payment plan to get the outstanding balance sorted.

How long does it take to rent my property?

The time it takes to rent a property is determined by a number of factors, including current market rates, presentation of a property is vital in attracting the right tenant, tenant screening/checks & location.

How is potential rent calculated on my property?

Rental appraisals will be conducted by TCM Property Management which is based on the current market rate within the area of the property. We also include the average rent for the area for comparative purposes, and we have access to a wide range of marketing tools to assess and collate what is a suitable rent rate for that area.

How will my water bills be paid?

We are linked up with Watercare e-billing which means water care emails through the water bills so we can pay them in a timely manner.  Usually the landlord pays the water bills out of their rent account and then the tenant is invoiced at the same time by email then tenants know what is reimbursed back to the owner for each month.

Healthy homes standards

All properties need to be up to the current Healthy Homes Standard, work closely with healthy homes compliance contractors to ensure that your property is up to standard and can provide a comfortable living standard for tenants.

Smoke alarms

We work closely also with a company that specialises in compliance, servicing and installation of smoke alarms which we can trust and has never failed us.
